Oakleaf
Newer homes, community amenities, and a quick hop to the First Coast Expressway.
Newer homes, community pools, and quick expressway access. Oakleaf crosses the county line, so I check the Clay or Duval side for every home.
Best for: newer homes and amenitiesWhat daily life in Oakleaf feels like
Oakleaf is a big, family friendly master planned area west of Orange Park. One thing that surprises a lot of my clients: Oakleaf Plantation crosses the county line. Part of it is in Clay County and part is in Duval County (the City of Jacksonville). That line affects your schools, your property taxes, and some services, so it matters which side your home is on. On this page I'm focused on the Clay County side.
Daily life here revolves around neighborhood amenities like pools, parks, and sports fields, plus easy shopping. Oakleaf Town Center, with stores and restaurants, sits just across the line on the Duval side.
Schools in Oakleaf
The Clay County side of Oakleaf is served by Clay County District Schools (oneclay.net). Oakleaf High School and Oakleaf Junior High are located on Plantation Oaks Boulevard. Homes on the Duval side are served by Duval County Public Schools instead, so always confirm the county and the assigned schools for each address. I'll help you check before you fall in love with a house.
How far is the drive?
Measured from the Plantation Oaks Boulevard area. Light traffic estimates. The First Coast Expressway (SR 23), a toll road, connects the area north toward Interstate 10 and south toward Green Cove Springs.
Homes and new construction
Expect mostly newer single family homes in planned neighborhoods, many with community pools and amenity centers. You'll often find both resales and new builds nearby, so we can compare them side by side.
Who Oakleaf is great for
- Families who want newer homes and lots of neighborhood amenities
- Military families who want Clay County schools with a reasonable drive to NAS Jax
- Buyers comparing new construction with nearly new resales
- Anyone who wants quick expressway access
Oakleaf questions I get a lot
Is Oakleaf in Clay County or Duval County?
Both. Oakleaf Plantation straddles the county line. The address alone can be confusing because many homes on both sides use an Orange Park mailing address, so I always check the county property records for you.
Does the county line change my taxes and schools?
Yes. Property taxes, school assignment, and some local services depend on which county the home is in. We'll compare it side by side before you decide.
Are there CDD fees in Oakleaf?
Some Florida master planned communities have a Community Development District (CDD) assessment on the tax bill in addition to HOA dues. I'll find out exactly what applies to each home you're considering.
Is the First Coast Expressway a toll road?
Yes, SR 23 is a tolled expressway. Many local commuters use it, and I can help you weigh the time saved against the toll cost.
