Fleming Island
Water on both sides, parks around every corner, and an easy drive to NAS Jax.
Water on both sides, with the St. Johns River and Doctors Lake. Master planned neighborhoods, mature trees, and busy soccer fields.
Best for: parks, sports, and waterWhat daily life in Fleming Island feels like
Fleming Island sits between the St. Johns River and Doctors Lake, so water is part of daily life here. I love sending families to Doctors Lake Park for its 320 foot fishing pier and covered picnic area. If you'd rather keep your feet on land, Black Creek Park and Trail off U.S. 17 has paved paths, nature trails, and a bike trail that kids love.
Weekends here often mean soccer. Eagle Harbor Soccer Complex and the Plantation Sports Complex stay busy, and neighborhood parks like Eagle Harbor Park have playgrounds and basketball courts. Boaters can launch at the Lakeshore Boat Ramp on Doctors Lake, or head just south to Knight's Boat Ramp and Marina where Black Creek meets the St. Johns.
Shopping, dining, and everyday errands are mostly along the U.S. 17 corridor, so you rarely need to go far.
Schools in Fleming Island
Fleming Island is served by Clay County District Schools (oneclay.net). Fleming Island High School is located on Village Square Parkway. School zones can change, so always confirm the assigned schools for a specific address with the district's school locator before you write an offer. I'm happy to help you check.
How far is the drive?
Measured from the Village Square Parkway area. Light traffic estimates. Rush hour on U.S. 17 and the Buckman Bridge area adds time, so test drive your commute in the morning.
Homes and new construction
Much of Fleming Island is made up of established, master planned neighborhoods like Eagle Harbor and Fleming Island Plantation, with community amenities and HOAs. You'll also find waterfront and water view homes along the river and Doctors Lake.
New construction is more limited here than in other parts of the county because the island is largely built out. If brand new is a must, I'll show you Fleming Island resales side by side with nearby new builds so you can compare.
Who Fleming Island is great for
- Navy families who want a short drive to NAS Jax
- Families who want lots of parks, sports, and neighborhood amenities
- Boaters, paddlers, and anyone who wants to live near the water
- Buyers who prefer an established neighborhood with mature trees
Fleming Island questions I get a lot
Is Fleming Island a separate city?
No. Fleming Island is an unincorporated community in Clay County, so county services apply. Mailing addresses often use the 32003 ZIP code.
How far is Fleming Island from NAS Jax?
About 10 miles, or roughly 18 minutes in light traffic. Morning traffic can stretch that, so I always suggest test driving your commute at rush hour.
Do Fleming Island neighborhoods have HOAs?
Many do, especially the master planned communities. I'll get you the HOA fees, rules, and amenity details for any home you're serious about.
Should I worry about flood zones near the water?
It's smart to ask. Before you make an offer, we'll check the FEMA flood zone for the address and get an insurance quote early so there are no surprises.
